Upwards of 22,000 people live in Duluth, the second most populated city in Gwinnett County. Residents find it’s a quick commute on I-85 to Atlanta. The area has schools at all levels through high school; they are generally ranked among the best in metro Atlanta. Varied shopping is found at Toyota Mall of Georgia and Gwinnett Place Mall, a central commercial center of the northeast metro area. Residents find nearby attractions include Lake Lanier and the Red Clay Theatre and Arts Center. The city recently opened the Duluth History Museum next door to city hall. Year-round, the city sponsors a variety of events, often held at the popular town green. The Gwinnett Gladiators, a professional minor league ice hockey team, play in a local arena. Atlanta is also known as a town that loves tennis, and Duluth abounds in tennis leagues.

New home buyers to Duluth often come from somewhere else. That’s no surprise because this small area, which calls itself a “city with a vision,” is home to major employers such as Roper Industries, Barco, AGRO and World Financial Group. Duluth is home to 1,600 businesses and that number is steadily growing. Good schools, low housing costs and its family orientation are attracting many new residents to Duluth. They find an abundance of often moderately priced swim-tennis communities. But Duluth also has some of the most exclusive neighborhoods in metro Orlando such as the Sugarloaf Country Club (average price: $1 million), St. Marlo and St. Ives. Some well-known single-family developments include Abbotts Landing, Cresswell, Edgewater Estates, Sweet Bottom Plantation, Riverbrooke and Thornhill Commons. Housing ranges from brick-style ranch to golf club communities. Antebellum-style mansions can also be found. Residents of the area enjoy local events like the area’s annual Fall Festival (which draws crowds of 30,000 visitors or more). Another local attraction is the Southeastern Railway Museum, which has thousands of artifacts on display. For spectator sports enthusiasts, Duluth is home to the Gwinnett Gladiators, the Bellsouth Classic tournament, and the occasional PGA tournament (most recently in 2001).
